Hi All - We are looking for new home in prosper area, we recently looked at Windsong Ranch, Star Trail and Brookhollow...

Any pros and cons you guys feel finalizing Lakewood at Brookhollow?

If you can get around by reasonable means other than taking 380, then sure. But if you're forced to take 380 to access the neighborhood or do any type of shopping, that's a huge NO.

i agree with poster above. living anywhere that has 380 as a primary travel road is a no go.

for that reason i would chose star trail. i think the access to DNT will be better longterm as well.

Thanks Both... I don't think you can avoid 380 for shopping or otherwsie if you live in either of Windsong Ranch, Star Trail and Brookhollow?

DNT you will be always paying toll, close by 75 access can save some $$.

Good, fast and cheap. Pick 2 out of 3.

You have decided to go with cheap and fast. Don't expect it to be any good. The location will suck and commute will only get worse as time goes on.

I would be looking at smaller homes or older homes in better locations versus McMansion in BFE with craptastic schools.

You're plopping down nearly $1M for a house in the most expensive city in the most expensive county in the state, and you're worried about tolls?

You can avoid 380 in any of those neighborhoods, but you'll still be having to cross it and deal with the traffic on cross streets. It's not until you cross the western city limits that you cannot.

If you want access to 75, then housing, new or existing, is far less expensive near 75.

So where do you get good, slow, and cheap?

I wouldn't call those prices cheap by any stretch of the imagination. No property in Prosper in cheap. It may look cheap or be cheaply built, but that's another issue.

if you are in star trail you do not have to drive 380 unless you want to the other two will be a requirement. i live near star trail and refuse to drive 380. There is no retail that i shop at that is on 380 other than home depot and lowes and i can get to both of those from prosper trail/first street.

yes you can save on tolls by taking 75 - you also deal with interstate traffic, trucks, and non-commuters. DNT is primarily all local deliveries or commuters. the tolls pay to keep trash/debris out of the road, free roadside assistance and no potholes to destoy your cars undercarriage.

if you are commuting down 75 i wouldnt recommend any of the communities along 380 west of let say Lake Forest in McKinney. its just too far and soul sucking. if you are looking at occasional travel because you work from home then DNT i think is a better experience to get around than driving out of your way to 75

Compare how much the same house cost in a better location with better schools.


Prosper has a bunch of 30k millionaires trying to act like they live in SouthLake but in reality they live in a cheap builder grade cookie cutter McMansion on a farmland in BFE.


You get what you pay for in life. You want Southlake on a shoestring budget and you want it fast. You went with cheap and fast.

End of story. Hope that clears it up for you.

You never answered what you considered good, slow, and cheap? You did say you could have two of the three.

I would say Prosper is overpriced for what you get, no question, but it's not cheap in its price point. It's one of the most expensive cities out there because the price gap between new construction and similar existing homes in older areas is astronomical and growing exponentially every day. I think the recent influx of Indians has driven that price gap out of control. Are they the "30K millionaires" you speak of?

It doesn't get much more expensive than Prosper, though, unless you go to parts of Frisco, Southlake, Preston Hollow, or the Park Cities.

However, I guess it depends on what you consider a better location and what your criteria of a good school is. I suspect schools are mostly a reflection of the students who attend and not so much the school itself. Many buyers don't even have kids, and there is no way specific schools or districts have a major impact on home values based on the data.

I'm not going to waste my time trying to make you understand the simple common accepted fact that better schools lead to higher home prices. You can compare the exact same build from the same builder and the one with the better school district will cost more. Take for example the same builder and plan in Frisco is worth more than in McKinney. I know you don't get out much but just to let you know both of those cities are neighbors.

Just look at something as simple as homes in suburbs that feed into different districts. You have parts of Euless that feed into Grapevine Colleyville and those tends to go for more than similar homes that feed into Euless ISD. Same can be said about McKinney where you live and the homes that feed into Frisco ISD are in much higher demand compared to where you live which feeds into McKinney ISD.

The only way folks trying to be a smartass get good, slow and cheap is by building it yourself/buying the land and actually do some of the labor on your own, drive to the location daily to work on it and also buy second hand goods or builder surplus materials.

You want a discount or a deal then put in the work and work down this Texas School District Rankings to find the cheapest land you can with the best school ranking possible.

Then go out and please move out of Frisco/Allen/Plano/McKinney and build your good, slow and cheap home. I will throw $5 down when you break ground to help you expedite the process.
