Do you live here already? It sounds like you do not. My suggestion is to rent in the area you think you'd like for a 3-6 month time frame if you are just moving to DFW. That will allow you to try-before-you-buy, because buying a home in the Texas market will take 5-7 years before there is enough appreciation to break even on a sale.

As far as traffic goes - if you're commuting to downtown Dallas, Garland/Rowlett would be the shorter commute as there are multiple paths. From FM/Lewisville/Corinth, you have I-35... and Southbound traffic during rush hour can be (who am I kidding... it's ALWAYS) horrible.

Personally, I do not like to spend too much time in my vehicle for commuting - meaning that long commutes = poor quality of life (for me). I'm not sure exactly what you're looking for in a home - but if there's a potential that the L-Streets in Lake Highlands might meet your needs, you'd be quite near the Garland/Dallas/Richardson border, but inside Dallas proper and yet in Richardson ISD - so it's a pretty nice location and even closer to your job. It's a particularly close-knit neighborhood, which is pretty awesome. We have several friends that live in the neighborhood and always enjoy dinners there, where the neighbors pop by and hang out. Oh... and then the proximity to Tony's restaurant at NW Highway and Ferndale is always a bonus. Hehe. I do love my food!

Just for clarification, East Dallas is east of downtown in the city of Dallas - most define it as between Downtown and White Rock Lake. Part of that is called Old East Dallas (mostly the historic districts of Munger Place, Swiss Avenue and Junius Heights). On the east side of the lake it is sometimes called Far East Dallas.

Similarly there is North Dallas and Far North Dallas.

BTW Brian, Park got lukewarm reviews - as per your views. I've been three times and really like it but I have to admit a lot of it is the crowd and energy.

Hijacking the thread, but I thought the food at Park was only so-so. The location & space are fantastic and I always appreciate how well-staffed the bar is - do love their white sangria! But yeah, the food needs work. I prefer The Porch.

Oh yeah, OP- your thread isn't asking about East Dallas and North Dallas, you are asking about suburbs east OF Dallas and north OF Dallas. Just helping you out with the lay of the land here.
