If you had to predict the future, what area or areas of Delaware do you think are going to "really take off" and have a big jump in regards to home values?? If I wanted to buy a house that may be worth double or triple the value I paid for it, what towns would u suggest??

Too broad of a question. Neighborhoods/Subdivisions? County?
Most towns have mixed market values, below market value, or above market value.
There are a number of factors to consider. Sorry, there's no way to predict, so i can't play....and I'm in the business.

I do not live in Delaware. thinking of moving there. Just wanted to see if anyone had any thoughts of places that may "take off". but I guess I see what u mean by being to vague but I just don't know the area to give more details.

My prediction is that my house will appreciate 100% or more over the next 100 years. Get in now
and I will give you a 50% discount on this future value.

In all seriousness, it is really difficult to consider, as rdlr said, all of the factors that can
contribute to substantial appreciation. There's future job growth, migration patterns,
school system, transportation issues, climate phenomena (hurricanes, floods, etc.) and too
many others to make an accurate prediction.

One thing is guaranteed, inflation and taxes.

So I stand by my prediction.

My prediction: Ocean-front property in Delaware will appreciate faster than any other type of property, just as it seems to have done for the past couple decades.

I agree with one disclaimer, "until a hurricane slams the coast". This is what happened after Sandy on LI, you could not give homes away that were on the ocean as many had water in the basement. I was an emergency preparedness worker and spent time in those locations. I personally lived in the middle of Long Island so no water damage but 14 days without power tried even my patience.

Now the above said, people have short term memories and the draw of the waterfront is a strong one.

Lightbulb Future Del. TAXES

All these retired people fleeing to Delaware from other States for its "current" tax advantages. Great but down the road if you don't have a large enough working population paying taxes, well Delaware may no longer be the Tax Free Garden of Eden.

I've been beating that drum forever. We need young, smart people, but...unfortunately, young people are not attracted to Delaware.
Delaware is a "graying" state.

None. If you don't know the state at all, we're not going to just give you the magic zip code for real estate investing. Honestly, though, Delaware is more of a hold-steady, normal-levels-of-appreciation state. It's not like the big cities, which are now being gentrified out the wazoo. Move here because you like Delaware, not because you want a place that's going to triple in value in 10 years. This is not for you.
