I'm looking at real estate in the Milford and the Milton areas ..... why are the taxes so much higher in the Milford area ? Thanks.......Jim

Milford is in Kent County, and also in Sussex County. Which county are you looking in?
Taxes are based on assessments of properties, and school taxes vary for each school district. I don't consider Milford and Milton as having high taxes, but it depends on the property assessment. Here are the school tax rates for Sussex County, per $100 of assessed value.

I’m not finding Milton taxes high at all.....I’m finding Milford taxes high......Some homes listed have an additional city tax,and others don’t on the Milford homes......I’m not sure which homes are Kent or which homes are Sussex....... ??????......Thanks, Jim

That's because the 19963 zip code, Milford, encompasses rural properties and in-town properties....all with a Milford address. Same for Milton and many other areas.

No, not at all! It depends on the assessment of a specific property, and Milford is not considered "the ritz". On top of that, some in the 19963 zip code are in different school districts. If you want to Direct Message me a specific address, I can tell you the assessed value. Median sale price in the City of Milford, is $180,000. IN the City of Milford, both county and city taxes apply, like in any other town/city jurisdiction.

I’ve seen listings for homes that say in the listing “ no city tax “. Said property is in the same area and zip code as other properties that do in fact have listings that have city tax mentioned....This is what has me scratching my head......No rhyme or reason to any of it...?????......Jim

The ones with no city tax are outside city limits but still inside the zip code area. I know people who live miles outside of Milford but still have 19963 as their zip code. Heck, some even use City of Milford electric. But they only pay county tax. It gets rural pretty quick when you travel out of town.

Can't speak for here. But on Long Island the better the agent the more thorough the listing. Meaning that a good agent would note city taxes on the listing as opposed to not noting it and getting the buyers looking at the property first than it comes up as also having city tax.

FORGET ZIP CODES. Pete and Nuts explained it well. And, so does the map I previously posted here. 19963 zip code can be IN the city (with county and city taxes assessed), or OUTSIDE the City of Milford jurisdiction, with NO City of Milford taxes assessed. Added to your confusion, Milford is spread over 2 counties, Kent and Sussex, divided by the Mispillion River. Here's the City of Milford:

You can compare that to the previous map I posted, which is ALL of the 19963 zip code. In Delaware, if you're looking for a property FORGET ZIP CODES.... They really don't tell the story because zip codes also include rural areas, in addition to town/city areas. I've seen tons of property sales in the Milford area, not IN THE CITY having county tax bills between $500/year to $1,500/year, depending upon the assessment of the property.
