Mggs11, the folks who live in the Lewes area of Delaware are largely (mostly it seems) retirees. We of course feel it is a good place to live for a number of reasons, including proximity to the ocean & beaches, low (but quickly growing) population compared to even regional cities, friendly people, reasonable tax structure (including low property taxes and no sales tax), and four season climate but with very little snow in winter.
That's a very general answer to your even more general question. Hope it helps.

Just started researching age 55+ communities in Sussex County. Any opinions about specific communities is appreciated. We are looking for 2 bedroom/2 bathroom houses/townhouses with a garage for under $450,000 and no more than $200/month association fees.

Hi beachretiree. While it can be intimidating when you are beginning such a search, my advice is to just dive in. While I do not live in a 55+ community per se, there are several in Sussex County that should meet your criteria. Good rule of thumb is that the further inland (i.e., away from the beach) you go, the less the cost of the housing.

One other factor to consider is that there are many, many communities that are not restricted to 55+, but as a practical matter, the vast majority of residents are that age given that this is an extremely popular retirement destination. If you have a specific reason for wanting an age-restricted community you should have no problem finding one, but you may want to not limit yourself if you just in general prefer "more mature" residents in your community.

On recent visits to Sussex County I have seen, and driven through, a beautiful new community being built now. It is Captain’s Way, just outside Milton. There is a clubhouse, pool, dog park and an area for garden plots with a greenhouse for starting plants. It is not 55+ but I saw and spoke to residents in that age group. I looked at a model home and it did have a second floor and stairs, but I’m sure a 1-level place could be built. It took me several visits to find my place in Kent County, which is 55+. Good luck and enjoy the adventure.
