I am selling my house to this company called 'AMERICAN HOMES 4 RENT PROPERTIES NINE, LLC' and closing is scheduled in 2 weeks. They are bringing full cash for closing. So I am wondering will they be writing me off a check and another one to the bank? Or everything goes to the bank and I get the money from the bank later?

Also should I leave the garage door opener behind or take it with me?

What about the curtain rods, drapery rods, window coverings etc? I thought those were personal properties and now looking at the listing contract those needs to be left behind as well.. My Realtor stated its pretty standard to leave those behind unless you specifically state it under 'Exclusions' which I don't think is right. If that's the case all my clothes etc. should be left behind as well since its not under Exclusions.

More than likely the bank that holds your mortgage will provide a payoff statement to the title company and the buyer will write them a check in that amount. The rest will go to you.

Why would you want to keep the garage door opener? Are you planning to go back when it isn't your house?

Thanks for the response SkyDog77. What I meant was the garage door opener unit since when we bought the house there wasn't one and we end up buying it, just checking if people normally take it with them or leave it for the new owner.

Unless you listed it as an exclusion in the sale, it would be expected that you leave it there.

Yes that's what we have. It looks the same, I am just confused with leaving behind window curtains and not the curtain/drapery rods since those are matching colors that goes with our bed sheet set. I been looking for houses and never seen vacant houses with the curtains left behind.

Seriously? A $30 remote which probably won't work on the garage door opener you will have next, and some window coverings that will probably not fit the windows in the next house you buy? Neither of which have much of any resale value.

It is people like you that force real estate contracts to be 20 pages long.
