It is a great time to sell if the home is priced right. However, selling and buying can be tricky. Many sellers don't want to deal with a buyer where the deal is contingent on selling their own home - though I just had a client make that happen last weekend (their house hits the market today). Selling your home first, then buying can be nerve-wracking because of the current market conditions. However, there are plenty of buyers willing to do generous lease-backs right now, for the right home.

If there are signs of a bubble burst, everyone will be scrambling to sell, and that will be a pretty bad time to sell. At the moment, the housing market seems to be cooling off, though the upward trend will likely continue through the end of the year at a slower pace. If I owned multiple properties and were thinking of selling, I probably would sell right now since there doesn't seem to be much room for further growth. But then I could be totally wrong. It's a crap shoot either way.

Do you want to move to another part of the country? I could sell my house right now at a huge profit, and I have no interest in doing so. I want to live here for the rest of my life, and renting just seems like a waste of money. But if I wanted to move elsewhere, I'd sell ASAP.

What are the signs of a burst?

Do you think Denver will have one soon?

I plan on holding long term. The houses I own in Denver are doing quite nicely!

My crystal ball disagrees. It says between September 25th and 32nd. Home prices will drop an average of 18.34%.

When the govt leaks the news that there is no Santa Claus then the bubble will burst. I have it on good authority from the people living under DIA that the govt will be releasing this news Dec. 24th. Panic selling is anticipated to ensue. My under DIA informant predicts the drop will be between 24.5% and 34.6%. Selling now, while everyone still believes, is definitely the best plan.
