I have lived in the barrios of other places and speak fluent Spanish even though I'm white. Never had a problem, Hispanics are good people and look out for each other, which is more than I can say in other places I've lived. I've always found it pretty safe even in the poorer areas. I hope it's isn't Michigan crappy there, my fingers are crossed! And that comes from someone born and raised who knows enough not to even argue with you on that. We are still losing population, and for good reason. Especially our educated and our young. They simply demand better in life and we don't have the weather, public transit, diversified economy, educated populace, or progressive mindsets that attract folks to places like Denver.

Nor the focus on health and being active, enjoying the outdoors, social meetups. Our obesity rates are highest in the nation whereas Colorado obviously has some of the lowest. I blame the automotive industry a lot as well as the racial stratification that happened after the Detroit race riots of 1968, white flight. People who aren't from here don't know what it's like to live without a functioning city core or easy ways to get around. Denver seems to have its own certain issues just like anywhere. But not on the same level, NEC and I am VERY excited about this move and getting to know the state better!

I think you'll be positively surprised. We don't have bombed out parts of town like you can find in Detroit, Pontiac, Ypsilanti, etc. They just don't exist here, so at least there's that.

It's especially not a problem if you do end up getting that place in Capitol Hill, which truly attracts all types (and all the good and bad that goes with that ).

That place on Pecos is in one of the areas that most locals wouldn't even consider. Like it's not even on the radar, and has no hopes of improving soon, or ever. You could say that about most all of 80221 for that matter. The fact that the vast majority of 80221 is in unincorporated Adams County doesn't help its appeal. I don't know if you would find any better for $750 though.

I live about 4 miles west of the Pecos place, and it does clean up incrementally as you move west.

I was in Detroit at the beginning of November, and posted my experience on the Detroit pics thread.

I +1 everything you say above, and think you'll find the situation here to be a vast improvement on most every level.

I lived in Metro Detroit for my entire life until I moved out to Denver in 2007. I LOVE it here. But I don't love how crowded it's gotten. I've never rented here so I can't speak on that. But the housing prices for buying were about 20% higher than Michigan in 2007. The car registration prices are a lot higher, but the roads are in much better shape. The property taxes are 1/2 of what I was paying in MI.

And what constitutes "ghetto" here is almost laughable. No dead bodies or needles.....so far.

when I came here from New Orleans, I would often comment that the area seems almost sterile - as in you could eat off of any surface... and certainly no real "hood" here

I think the underlined part is key to understanding it. Anyone who has been here less than 5 years came in with the surge in people and prices and did not experience the rapid run up, so their baseline of "expensive" could be considerably different than someone who has been here longer. Vehicle registration have seen similar run ups over the last decade too.

I can attest to this. I moved to the Denver area in 1999. I rented a studio apartment for $350 a month. I bought my first house in 2004. The value pretty much stayed the same until 2013. We sold it in 2016 for $150K more than what we bought it for. The house we bought in October of 2016 has gone up $30K. The continued rise in housing costs reminds me why I left San Diego. I couldn't afford to rent or buy a house. If the market was as high as it is now in 1999 I would not be here. I feel for the younger generations trying to buy a home now because it is not easy.

Interesting. I see huge inventory on HotPads at $1100 and below, even some newer. Generally you're not going to get new, and you're not going to get a W/D in the unit, but there seems to be plenty out there.
