My friend moved there not too long ago, but she said, and I'll quote
"
Yes we sold our place in riverside but could not get a place here until we had employment history here first
It took 3 months"

Is this true?

I'm just worried because it will be my mother (who is on retirement, soon to be disability) my boyfriend and I.

We are wanting to sell the house I grew up in, and move to Eugene/Salem.

If your friend told you that, it is probably correct. Do you have any reason not to believe your friend? You have access to someone who has already done it. You should probably get your advice from them.

Riverside isn't that great but it's much better than wet cold Oregon. I think you're making a big mistake.

The housing market in Eugene is tight for renting and buying. I have friends who have been trying to buy for two years and keep being outbid. They are now going to build a house. We've had multiple letters from people in other states that want to buy our house. Reasonably priced family sized rentals are scarce and the rents are increased as often as the law allows. It's a tough market.

I'd have to strongly disagree with you. OP sold their home at a good time, and Riverside has long been over-valued. The smog is some of the worst in the nation, and it's too hot and dry. There is also some major crime and other problems there. No one wants to live in the IE, people want to live on the Coast. The only reason why they buy out there because it's all they can afford and have to deal with a horrible commute.

Landlords want to know how you will pay the rent. If you don't have jobs, you don't have income.

The disability check shows income, but probably not enough income to rent a place big enough for 3 people.

If you happen to be getting a job transfer, that might help. But until you can show where the money is coming from for the rent, you won't get a rental.

We will be selling our house in Corona California, and wanting to get just a tiny home somewhere, nothing big.
Luckily, we live in a very well area, and our home is on the market for 500, but hopefully we can get about 350k for it, so if we have to live there for a few months, that's fine. We do not want to rent, but own.
Riverside is SO out of the question, no WAY. Talk about scary.

Yes. Yes. YES. People move to the Inland Empire (I.E) or Riverside because they work in Los angeles, and can't afford housing out there.
I work at Disney, and it takes 2 hours to go from corona, to anaheim, which is about a 20 mile drive.
Riverside is very high crimes, very sketchy areas, and everyone who lives there, usually owns the CLUB for their car, and pepper spray.

What you will have in your favor is that you can be a cash buyer. That will really help you because many deals fall through because of financing so most sellers will pick the buyer that doesn't need financing. Just try to get a good look at the area before you buy something to make sure that it suits you and much good luck to you. Housing inventory is low right now but they are projecting that it should rise in the next month or so and then it will decrease again when fall comes and the rains start.
