Hi- Could anyone tell me more about Williams- from what I understand it doesn't get as hot there being closer to the mountians? How is the housing mkt, we are looking to buy some nice horse property for under 400K...any suggestions? Thanks so much in advance!

Williams is a cute, quaint mountain town along Interstate 40 just west of Flagstaff...they have some major water problems but otherwise I think it is a very nice area. Not a whole lot to "do" there...the steam train to the Grand Canyon is located there and seems to be a large employer. It's very rural, very pretty, lots of pine forests around. If you do look into land there be sure you double check on the water...some of the wells are extremely deep and many are dry.

Williams is high elevation but yes, most places outside of town don't have water and you'll need to have it hauled in.

Go to Chino Valley and you can get a better deal on horse property.
