Is Winter Springs (Central Florida) considered in a flood area? How are the schools there?

There is a standing joke here in Florida. Some may ask if they live in a flood area... The answer: Just look at your drivers license, if it says Florida, you live in a flood zone!

Check out the Seminole County Property Appraisor's web site (www.scpafl.org/scpaweb05/index.jsp (broken link)) and you can see there on the map search where the flood areas are. Winter Springs flooded around Lake Jessup during the storms. Not very good seeing there are more alligators in that lake than any where else in the nation! Tuskawilla is a great area in Winter Springs. (That's where I live) The schools are some of the better ones... (they all stink) but be carefull. Some Winter Springs residents are bussed to Oviedo High (highest drug trafficking according to the Sheriff's office) Mine go to Lake Howell.

I agree. No matter where you lives in Florida, it is considered a flood zone. I learned from my own experience. I'm originally from Pittsburgh, PA, and I moved to Daytona Beach due to my mother sold her house and she decided to help her brother out with his business there. The real agent, unfortunately, told me that the house I was interested in was NOT in flood zone area, so I bought the house and 5 months later, my house got flooded in from Tropical Storm Gordon (not even hurricane yet!). I learned the hard way.

Also, just to let you know that homeowner flood/windstorm insurance cost has been skyrocketed, which is one of the reason why my family and I are moving out of state. The more you filed claims, the more the insurance company will charge you. In my case, I've been flooded more than 3 times. It wasn't easy and a hard-wretching job to clean it up.

I'm sorry to make you feel bad, but I don't want you to be in my shoes.

I agree!!! My mom lost her home in Biloxi when an 11 foot wave from Katrina hit her home. She lost everything and I mean everything. When they went back to the house to salvage things, she only found enough to fill the trunk of her car. Fortunately, she is one of those people who believes in over insuring just in case. She had flood insurance and she wasn't even in a flood zone. Her poor neighbors also lost everything too and didn't get enough from FEMA or their insurance to cover much. One thing you must realize, flood insurance can only cover so much... it will not entirely replace your home. If your home is damaged at all by water, it is considered flood and regular home owners ins will not cover anything but your belongings. Get the insurance regardless of the cost.

not sure where you got that info but winter springs is dry. it is 1 of the better places in seminole county. its right next to oviedo which is a very costly area...also dry. seminole county school are excellent.
