a lot of things are all relative...house prices depend a lot on, location, supply and demand and local demographics.

we always chuckle when we see comments like, homes crammed together, not much land on a lot etc.

Coming from an island (good old England) where land is in short supply (just cant grow it no more!!) land prices (in general ) here are pretty darn cheap, because there is so much of it.....the reason places lime Miami or anywhere on the water is more is pretty obvious. the norm in the UK now is to go up...and small....an average 3 bed family home can easily be 12-1300 sq ft...here people talk about 2000 being 'just ok' :-)

also lots here are definitely bigger. 1/4 of an acre would be considered huge. I had a client who bought a tare-down and paid the equivalent of $1.6m an acre !!! in SW fl you can buy a 1/4 acre for less than $10k still

that has a huge impact on prices....as do construction costs.
again here they are fairly low because construction is basic and the rules are pretty relaxed

example...........here a portapotti is all you need . in England we have to (by law) have plumbed in toilets with running hot water, a separate hut for drying/changing clothes, scaffolding once you go above 6 feet, a qualified first aid person, plus mounds of paperwork...even for a single home

average build costs are in the region of $200 sq ft for a standard home....here its less than half

we own a far bigger/nicer/better located home than we could ever afford in the UK

oh and we get a bit more sun too :-)

You forgot to mention huge flying roaches, sinkholes, hot humid weather, traffic jams surrounding and in every city, red tide, illegal immigrants, voter fraud, high taxes, high insurance rates for home and cars, bad water, tornadoes, high fees to register an out of state car, I am sure I missed a few.

But people continue to come on down making us soon to be the 2nd most populous state in the nation.

Thats not a dumb question. A lot of people don't even think of that. It's probablly because you're not getting as much house. There really isnt much earthwork involved. Houses are built on slabs so there's no foundation work involved. A lot of houses are just cinder block walls with trussed roofs. Houses in Florida don't have that much insulation except maybe over the ceilings some people will blow in some extra. There are no concerns on roofs for snow loads ect so less is needed in roof construction. Roof trusses can be spaced further apart and thinner plywood used in roof construction. On a good sized house that can add up. (take a look at the ripples in a lot of the roofs there) There's a lot of things that you would have to do in a different climate that you don't need down there. All those things add up to $$$$. That is why houses are so much cheaper down there. Theres really no comparison between a house in Florida and a house in a colder climate. You're usually getting what you pay for. Now is probablly the time to buy.Prices are now a lot closer to what those places are actually worth than they were a few years ago.

He is probably talking about these property, not downtown Detroit.
