As long as you can afford it, that's a good price. Just don't do the balloon mortgage, ok!

Sounds good for you only because you are happy. But I would not advise many people to buy right now. You say you will definately be in your house for years and years. That is great....and unusual.

The average family moves every 3-4 years due to a variety of circumstances. Buying at 2003 prices could very well lead to a big loss if they had to sell. Run a rent vs own calculator and some may find that they might have to be in the house for 10-15- or more years to break even.

I would advise everyone to ignore 2003, 2005, 2000 prices, whatever. Just look at 2.5-3 times area income as your very top of what you will pay.

The median income for Boynton beach is $40,000. I would not advise many people to pay $245,000 for a house there. Many areas of Boynton are $100,000-150,000 priced areas, or they will be when this bubble is done deflating. Paying double what an area can support is very risky. To be brutally honest, peak prices are meaningless as they may have been 50-80% inflated.

But good for you. You sound like you will be very happy even if those houses near you are selling for $175,000 in a few years. None of that will matter as you will be in your house for a long, long time.

prices have gone down in some areas...and looks like they will go down little more. No, they will not reach those prices before 2000 .
the economy, in general, is not at its best. We need more jobs, decent paying jobs.
Congrats on your new home.
