There was a post recently about property taxes in Seminole and orange county. 4600 dollars a year is reasonable. I currently live in westchester county New York. This county borders NYC. You will faint when I tell you what our taxes are. Before 2008, our taxes were 16,000 per year. This is not a typo. Yes 16,000. This comes to about 1100 dollars per month. This does not include the mortgage payment. When people buy homes here, a big factor is how much the taxes are. After the recession, we got them to decrease our taxes, since the home values dropped everywhere and our taxes were based on a higher home value. I plan on moving to the area next summer.

FL property taxes are high for some, but the lack of an income tax makes up for it. While some States like CA have a lower rate, the price of a home drives the total you pay wayyy beyond a comparable sized home in a similar area. I am buying in Volusia County with high rates. But to buy a similar home in CA would cost me at least 2 1/2 to 4 times as much and easily double or more in the property tax. The difference in cost would depend on the County in CA and then add in the State Income tax. FL is wayyy better off. I am a CA native and we have decided not to move back.

In a nutshell, you are blessed. But many people are not and they have a $3,000/mo tab, even with a cheaper home. Keep that in mind.

My friend lives in a small house in northern Kissimmee ($240k house) and they have a $3,000/mo tab.
I live currently in TN and my $250,000 house is about $1000.00 a year

In CA our $250,000.00 house (When bought) was almost $4000.00 a year plus State Income tax.

In FL our new home at a price well above the CA and TN home, will be about $4000.00 in our 1st full year with the homestead exemption, but no State Income tax. Volusia County.
