We are looking into the poss. of getting a condo in Southern Pines. Does anyone live there or know someone who does?

Someone said that they see alot of teens get of the bus to go into the development, so I wonder about the noise??? Also, the safety there and surrounding areas. Any input would be appreciated from someone who lives there or knows someone who lives there.

Before I forget, they also seem to have alot of renters there????

Well as you can see im a realtor and i specialize in the Winter Garden Windermere area. As to your question about teens im not sure, but there are alot of renters there. This is because so much of that area was bought up by investors trying to flip and it all went wrong for them. I recommend if your looking to purchase there are other areas in Winter Garden simply because when i viewed a number of the properties, for the price, i thought they were expensive. Ive had other clients who i have gotten into Townhomes for the same prices as they were charging in Southern Pines. Not only that but for me, because it is has such a high percentage of renters, that personally puts me off.

True there might be a high percentage of renters, due to the investors belling up. But prices for REO's short sales are getting to hard to pass up. Would you then consider this a good property to grab a couple units while the price is rock bottom? I mean $43 a sq. foot with all the amenities it's hard to pass up. Thoughts anyone?

I wouldn't be scared off by renters in this community for it seems to be a well maintained gated community. Remember you can have some pretty awful renters in home communities too, look at a lot of communites where yards and property are unkept, at least Southern Pines is well maintained. My 2 cents...

Personally I wouldn't be thrilled with the location. It is not a more desirable part of Winter Garden.

I recently moved into Southern Pines and it is quiet and well maintained. I am a single professional who values my privacy and I have no complaints about this area. As for the less desirable part of Winter Garden, Really? On 535, quiet, no slums. The less desirable part of Winter Garden is on the North side of 50. This is closer to the new mall and the Stoneybrook area.
