I can't see why someone wouldn't buy in a 55+ community as soon as they turn 55 and become eligible? Especially in Florida?

You don't even have to be 55+ to live there. It just needs to have a certain ratio of 55+ versus under.

They're not all they're cracked up to be. They tend to be more restrictive than HOAs and for those it matters to the investment/resale potential is well below traditional housing. A well run HOA country club community in my opinion is preferable, and offers similar amenities (minus knitting circles and shuffleboard etc) in areas that are usually much more accessible to everyday needs.

I am in my 50s and prefer to live with a broad cross section of neighbors. I like to see the kids across the street playing. I like to have my own yard, with my own plants, my own pool, etc. I don't want to justify every single action I make with some grumpy old board member who has no other purpose than to make stupid rules. I want to have the pets I want to have, plant the flowers I like, etc.


I can see the appeal of 55+ communities for people who are not capable of maintaining their own home/yard but I prefer to have my own space even if I have to sometimes pay others to maintain it.

That would be hell... I like living in communities that have young, middle and old. When I'm old, I don't want to be only around other old people. Haven't you watched Seinfield... who wants to live in a community like Jerry's parents lol.

They usually don't allow anyone under 18 to live there. Some don't allow anyone under 45 to live there and at least the owner has to be 55.

It has to be 80% 55 and over, but they try to keep it as close to all being over 55 to make sure no kids get in and not too many slip thru or they will lose whatever tax advantages they get like lower school taxes since no one under 18 can live there.
