In general, wondering if there is much negotiating room with new build homes in 55+ areas like there is for pre-owned homes. If you built new in a 55+ area, how was your experience? Did you pay "sticker" price or were you able to negotiate a deal? Thanks!

Depends on the community. Negotiations are usually pretty limited with new builds though. They have a budget for creation, they have a profit margin they're required to maintain. They keep initial costs down so they can make up for it in volume. Unless it's a very small community, expect the price to build generally set, and you might be able to negotiate some add-ons (like, if you buy THIS house, they'll give you the option of higher-quality kitchen cabinetry instead of their standard options, at no additional charge. Or more options for floor coverings, or a free monogram painted on your driveway, or similar).

Look at resales. Depending on the market, you may find a better deal on a 2 or 3 year old home that someone is trying to get rid of because of an ill timed death, unexpected health/financial situation, or just the move to FL not working out and returning back up north.

Yep, we're looking more at resales. I'd like to have a new build, but I don't think it'd be good for the wallet.
