I-4 corridor exploding. South Florida except for Palm Beach county not growing at all. Built out and poor being displaced by rich part-time residents.

I’m curious if Ian may have put a cap on Lee County’s growth for now. Palm Beach is a little surprising, but the rest make a lot of sense.

Orange is 14th. +22825

It is behind Lake, Volusia, and Brevard. Seems suburban and exurban counties are growing the fastest because of cheaper housing. Central Florida can sprawl out like Los Angeles and people just move farther out for more house for their money.

Interesting, thanks! My understanding is Orlando is the fastest growing metro, but only Osceola County made the list.

IF growth remains stable, both Lee and Polk will join the million+ club by the next census in 2030. That's scary to think about especially for Polk county which is still viewed as rural.

Lee is interesting in there are what maybe 100,000+ empty lots to build in Cape Coral and Lehigh Acres. So any moderation will be temporary. Growth is going to be focused on inland non-flood zones in the future more and more because of insurance costs for sure.

At least in Polk County you can point to Lakeland as the urban center. Not the case with SW Florida, North Port through Naples is sprawling with no real epicenter to it.

Give it 20-30 years. Winter Haven could very well be at the forefront of that conversation as better than 50% of the Lakeland-Winter Haven metro resides is closer to Winter Haven than Lakeland now with most of the growth happening in East Polk. Not to mention, Winter Haven is border constrained by Lakeland, Auburndale, Lake Alfred, Haines City, Lake Hamilton, Dundee, Lake Wales, Eagle Lake and Bartow. Being choked off, I truly believe that Winter Haven may seriously start looking at increasing density and planning for taller projects in the city core.

Based on what you said, I wonder if the demise of the Heartland Parkway was the best decision. Here we are 20 years later, growth in Lee is through the roof and there's no evacuation route other than I-75. The first leg of the Central Polk Parkway between Lakeland and Winter Haven broke ground last week and will ultimately loop around Winter Haven before heading north just east of Lake Wales, Haines City before connecting with I-4.

Major critics cited the cons for that road as disturbing the natural habit and wildlife and would fuel further inland development in rural areas (and other political motives I won't go into). Not going to argue with that. However, growth is happening and those developments are happening with or without a viable route to get in and out. I'm amazed at how many implants move to Florida, then say they don't want any additional development as though their dwelling isn't adding to the problem.
