Just curious, did you happen to save the money you didn't use to pay the mortgage? Since you stated that you needed to be late in order to go for the loan mod or short sale, you were paying the mortgage and stopped to apply for the loan mod and short sale right?
A year's worth of mortgages should provide quite a financial resource to help with finding some place to rent and providing the LL with a significant deposit.
In your letter, I'd be very careful about detailing the reasons you didn't pay the mortgage. As a LL I would be very hesitant to rent to someone who decided to stop paying their mortgage if they had the ability to make the payments. If other reasons made it impossible for you to pay the mortgage, different story.
