Hello, we are in our early 60's and looking to retire within a year from the chicago suburbs to colorado. Location is key as my husband is an avid cyclist and also wants to be within 10-15 minute drive of a good swimming pool (both indoor and outdoor) as he swims at least 4 times each week year round. We are not golfers and have no interest in living on a golf course. Ideally, we'd like to build a new home either on a lot or tear down an existing place and rebuild onsite. I would like to be walking or biking distance from coffee shops or restaurants and not have to drive forever to get to a grocery store or mall. Price range is under $1m for the completed home.

We'll be visiting the area in April to start looking. Thanks for any ideas or input.

There are several indoor pool options in town, so you should be able to find something within a 15 minute drive pretty easily. The City has the Senior Center, Mulberry, and EPIC. Raintree Athletic Club and Miramont South are athletic clubs with pools.

As an avid mountain biker, I prefer to live on the west side of town. For road rides, the least crowded and most popular rides are east, north, and west. I like riding north for flat road rides and west for climbing. South and south east is pretty crowded and the roads are not as pleasant.

Grocery stores are plentiful in town, so it should be pretty easy to access them. We have only one mall, but other shopping is located primarily along College Avenue and Harmony Road. Old Town is a popular shopping area.

Lots in town are not plentiful, but several folks have bought old homes in the oldest part of town to raze and re-built on those lots. Values are supported in that part of town for that sort of thing. Mountain Avenue is one specific street on which this has happened several times. If you buy a lot on the outside edges of town to build, you than may find yourself farther from the grocery stores, coffee shops, malls, and pools.
