We are relocating to South Florida in Feb 2011. 2 kids and would like to find a 4 bedroom house for around 215k. I have seen several on the MLS in Coral Springs that are in that price range.

Coral Springs is a nice community, but be specific about neighborhoods. Stay away from anything near Sample or off of Riverside Drive between Sample and Wiles Roads. Be selective about schools too; some are excellent and others are below average. There are also areas to stay away from off of Coral Springs Drive and Coral Ridge Drive that will become immediately apparent upon visiting. In that 215k price range, be especially careful. I think that Pembroke Pines is a more consistent community to look at in that price range, especially west of 75, because there aren't really any areas to avoid.

Coral Springs was built to be the ultimate suburbia. If you can visit, that's really your best bet, but if youre familiar with Miami and the closeness of the houses, then Coral Springs will be a cake walk for you.
but again, Im agreeing with what compelled writes about the specific areas.
and the beaches are great! Just drive East and you've got an entire coastline of beach to choose from. A lot of them are private for condos and whatnot, but Ft Lauderdale Beach is easy to get to, as is Deerfield and Boca beaches.

hi I recently moved to one town away, but have learned a little about Coral Springs since I am there weekly to shop. If you have time you may be able to fine something in my development, Heron Bay, which is composed of lots of sections in Coral Springs & Parkland. There are tons of short sales/foreclosures, so I do know people who have bought here in the low 200s but they did get a 3 br home. You may be able to get a 4br town home in that range.

^ we were in a neighborhood called Hidden Hammocks off of Wiles just West of 441. Nice neighborhood, not fancy, not crappy. Just a great mix of families and couples there. Like dede said, just check everything out and be sure. Your best bet is to visit, if you can.

We are definitely going to visit before buying. We plan on renting when we get there so we can search for a home more relaxed. I guess I have to see what these areas are like since desirable and undesirable are matters of perspective and cannot be conveyed without seeing.

Anything in a decent neighborhood in Coral Springs will be similar. Compelled laid out the areas to avoid pretty well. Most of the rest of Coral Springs is lovely but will be priced similarly to Weston, Davie and PP.

Boynton Beach - Stay WEST!! I'd say west of Congress at least. The east side of Boynton Beach is not safe.
