Coral Spring (CS) is the area I would recommend of those three. More municipal services, parks, schools, and shopping provide higher property values and better quality of life. If you have school age kids, I would absolutely recommend CS over the other two. Margate and Tamarac are odd; lots of retirees as well as Section 8 properties, schools are generally not good.

Another option in this area is Coconut Creek, if you're looking for a planned, manicured community with a family focus, like CS but less pricey, and more conveniently located. I like the area around the new Promenade shopping center and Tradewinds Park. I find that this area is appealing because it's convenient to the expressways, has good proximity to shopping, parks, community centers and gym, and is a closer drive to the beach.

Tamarac is not just retirees, but many young families now moving in. We have great schools and a very involved city who has so many events for kids. There is a waterpark, skate park and so much to do. Plus, the home prices start low and go pretty high.

I think I would recommend Coral Springs out of those choices. Most diverse area and has the most in terms of amenities. Tamarac is a primarily older demographic and Margate just doesn't resonate with me, either positively or negatively.

Coral Springs is the best of those 3 by far.

Tamarac is a tale of 2 halves. The Western half seems to be similar to Coral Springs. The Eastern half is loaded with retirees. You'll find a ton of 55+ communities there.

Margate is lower-income. Lots of trailer parks and some rougher areas as you go further east. Avoid anything near the US-441 corridor.

If you 're looking @Margate, I agree you should also consider northern Coconut Creek for the reasons cited and it's 5min proximity to the Turnpike and 10mins or so to I95. Also with the economy coming back, there's been a resurgence of new fresh retail businesses. There's an ambitious plan on the drawing board for a CC city center as well as the Seminole Casino expansion. And don't forget, it's the butterfly capital of the world
