Oceanfront Condo Complexes (Miami, Fort Lauderdale, Hollywood: for sale, real estate, condominium)

Hey All,

Does anyone have a good bead on the oceanfront condo market in fort lauderdale? I own a ocean access canal home, and I'm thinking it may soon be time to pick a condo up as a vacation home.

Right now, I've been looking in North Miami beach in complexes like the Bel-Aire where you can get short sales in the $340k for a 2 year old 1 bed/1.5 bath. What about similar complexes (new or old) in the fort lauderdale, hollywood, dania beach, etc area? My only req't is a killer view, either direct east, a wraparound balcony (east to south), or something that is onobstructed by another highrise right outside my window. Any feedback is appreciated.

I'm not a realtor, but being in the mortgage business and knowing how the housing market is now, I don't think you'll have a problem finding anything. Short sales can be a pain, so make sure you find a realtor who is very experienced in working with the lenders on these types of deals.

Take a look at the real estate for sale section in the Ft.Lauderdale area of Craigslist..most realtors post listings there with pictures..you'll be able to get a good idea of what's available in your price range.

I used to live on the Fort Lauderdale beach and loved it. Recently checked out the prices and viewed a few condos on the Hollywood beach as well fort lauderdale beach (Galt Ocean Mile)... the prices have certainly come down by 20% - 40%. I personally still love the Galt! Prices are all over... for a good 2/2 with killer view, you are looking at anywhere from 250K - 450 K (and more!)

Do you have any recommendations on good buildings in FTL? I'd prefer new to brand new...but a good 10-20 year old building is fine if they've maintained it spectacularly and there are no special assessments left/upcoming.

On the ft laud beach, the best luxury condos are L'Hermitage, L'Ambiance and The Palms. If are OK with being on the intracoastal and/or being a block from the beach (still have the beach views) I would suggest Vue and Tides (both are about 5 yrs old). If you go a little north to Laud by the Sea... still a very good area you have good choices among Aquazul, Europa by Sea and Corniche... Further up in Pompano you have Sonata Beach Club and Jackson Towers. Most of the above are high end luxury condos but I certainly wouldn't rule out the older once if they are well maintained.

For a brand-new condo, try the Sapphire on A1A just below Oakland Park Blvd. Of couse, one pays for brand new. For an older condo, try Vantage View, right next door to the Sapphire but half the price. I have friends who live in Vantage View and say it is a very well run building with killer views in the high-floor units (which are in your price range) and lots of amenities.

Vantage View is certainly a nice complex.... Not on the sand but still very nice and well maintained. Lover their roof top terrace.

I brought up the Vantage View Condominium, on A1A just below Oakland Park Blvd, as a possibility. Friends who own there invited me to the roof deck the other day. The views are fantastic! Ocean, intercoastal, and dowtown views. There is a nice pool and vast sundeck up there, too.

I went by Sonata Beach Club in Pompano Beach today and them seem to offer excellent value for practically brand new units.... All there units where 2400 sq and larger and one can get an excellent unit with all upgrades with a decent ocean view for around 550K - 600K.
