I just got a letter from my HOA stating that they have voted to fine me 4 figure amount for "not pressure cleaning my roof" but the funny thing is that the letter stating the fine was the first letter that I received and then just to make thing funnier I just bought the house 52 days ago!!

dont they have to follow a process or protocol to notify me there were violations or that there are violations and then tell me how much time i have to fix them and how much i will pay if I dont fix them??

What options do I have?

Did the house have liens on it for the dirty roof when you were buying it?

liens meaning violation?

I knew there was a violation prior to buying the house. But i was never told how much time I have to fix the issue or how much i would be fine after I became owner of the property. There were no letters sent to me as owner of the house prior to the letter stating the fine.

I just want to educate myself regarding the process.

Either call the president of the association or the management company and explain your situation. Be polite. :-)

53 days is a lot of time. All you had to do was call the HOA to find out what the violation was. That takes about 15 minutes.

So if you knew there was a violation you should have looked into it and tried to get it resolved. You waited until they hit you with a fine almost 2 months after you moved in.

I agree the situation sucks but remember, they don't really care about who is living/owning the house, but someone has to fix it. Seems to me that the seller should have told you what was up.

I do suggest as others did that you go speak to them nicely and explain the situation. Tell them you never received a warning and ask that they please waive the fine; and in turn you will get it pressure washed ASAP.

You knew there was a violation and you had almost 2 months to figure out what to do. It's not the HOAs job to tell you what to do. It's your responsibility to figure it out, especially since you knew there was a violation.

I spoke today to the president of the management company. He said they sent two letters prior to the "fine" letter by certified mail. The thing is that they didnt changed in their system who was the new owner of the house until after the "invitation to hearing" letter was sent therefore they were sending the letters to the old owners and that's why I only got the "fine" letter. He told me if I correct the violation the fine will be eliminated.

It was a very reasonable conversation. And I think he understood that I didnt have a clue of what was going on because I was not getting any letters. I was honest with him and told him I knew of the violation but because I didnt receive any letters that I thought the owners had taken care of it or that I had a "grace period" to take care of it, which I had but didnt know of it.
