I am thinking about moving to South Florida. I think Ideally I would love to buy something under $500k but could spend as much as 600k and be well within budget.


I am looking for something at least 3000k with a backyard and pool. What areas makes sense. I was looking at Plantation, Weston and Sunrise. I also thought about Boca Raton but the HOA's have me a little worried up there with Mandatory County Club memberships. I am okay with joining the club but don't like the idea of being locked in and can not sell if I need to too.

Boca Lakes Estates might be a fit.

It's in northeast Boca

Not all Boca Raton communities have mandatory HOA's. And I would personally avoid ones that do since they will weigh down your home's resale values.

3000 sq ft with a pool and backyard is asking a lot for under $500k. I suppose it is possible, but you're at the bottom of the budget range. By comparison, a 2000 sq ft 3br/2bath SFH with no pool and tiny backyards are going for $350-425 range these days. A pool alone will add about $50k to the price tag. I'm no real estate expert, but I'm willing to bet that anything like you're describing will cost at least $500k if not higher.

How about Monterra in Cooper City, there are a lot of nice homes in there and some in your price range, below is just one I found with a quick look up of that development.

I do not know much about cooper city. I could go higher if I wanted to in price I am just trying to figure out if I could cut my budget if I move to Florida.

I really like the Idea of a country club community and we play both gold and tennis so that would be a plus but the ones I am seeing have fees that way more then other clubs. From what i see I would much better off buying in Weston and joining a club around there and it would be half the cost.

I was thinking about moving to plantation or Davie as well I am not sure how those areas are.

Both Plantation and Davie are good if west of University Drive and some areas just east of University Drive are okay too but as for tennis and Golf, Long Lake Ranches in Davie but from a quick glance they seem to be around double what you are looking to spend and I do not know of any in Plantation, possibly stick with Weston or Boca if you wish to have those items within your community. Another one would be Parkland.

Just to give you an example for Weston, we sold our 4/2.5 2700 sqft home with pool, on slightly more than 1/4 qtr acre for $509k. This was in June. List was $515k. Home appraised for $509k. HOA was approximately $300 a qtr. If you want at least 3k sqft then I think you'll have to add at least another $50k to the price.

Our experience when we looked at Parkland was that the HOA fees were higher. Good luck!

FWIW, there are some gorgeous 2,500 sq ft Townhomes in Weston in $500-$600K price range. On the Weston Hills golf course.

And also my MLS search shows 12 single family homes currently available in Weston in the $500-$600K price range, with pool and 3,000+ sq ft.

Just need to work with a Realtor. There is loads of homes in the $500k range that have what you are looking for. Weston, Cooper City, Plantation, Boca, Parkland, wherever... That's a very reasonable price for what you are looking to buy.

I think Weston might be what you are looking for. There is Midtown in Weston for tennis and plenty of golf as well.

Also Davie around Pine Island Ridge.

It sounds like there is plenty of homes and areas around 500k. I was worried I may be thinking too low of a price. I would rather start lower and then raise my price after looking at options.
