Thanks again, all. I am keeping up with the thread but once the work week hits it is hard. Now that it's (almost) the weekend again I can spend a bit more time on the computer

I think Dania Beach is probably going to get a lot better in 10 years. Property values there should really start going up once they finish the Dania Pointe development where Boomers used to be.


The parts closer to West Dixie are getting nicer and anything around US-1 is already a pretty a solid area. However, prices might have already started going up in Dania. It's one of the last few areas east of I-95 that haven't been redeveloped, but it looks like it is finally underway now.


Margate is a good recommendation, as that area is already pretty nice, so you shouldn't have too much of a headache renting it out now. Issue is, in that price range you might only find condos or townhomes.
