Moving to Weston or Davie in 2018 - which gated community? (Plantation: houses, neighborhood)

Hello all,
Looking at some suggestions as far as Weston and Davie gated communities.

So far my boyfriend and I have seen:

*Weston Hills - Provence
was nice - if the homes are renovated
smaller backyards
homes seemed a bit cluttered
I like the club membership

*Riverstone (I think this was the name)
Too close to a "dump hill". A no go

*Stonebrook
LOVED that is was incredibly well kept, private, quiet, very high end - any feedback?

On my list to see
Long Lake Ranches

Any thoughts on any other community out there? (Emerald Springs, Emerald Isles, Highland Ranches Imagination, Woodbridge, Saddle brook...) We are looking at 1M - 1.2M range.

Isles of Weston? Windmill Ranches?

Do you need gated? If not, look just south of the city in SW Ranches. Reason I mention that is because the homes and lots are huge--usually on an acre.

Provence is one of the nicest parts of Weston Hills.

Windmill Ranches might have a house in your price range.

Also there is a newer Windmill Reserve, specifically, The Shores at Windmill Reserve - nice small gated development, might have something in your price range.

Also Windmill Lakes is a beautiful gated community, also could have homes in your price range.

Riverstone is very nice, but I never liked the proximity of the trash mountain.

You may want to check out Blackhawk Reserve in Davie. Practically "across the street" from Weston. Beautiful homes.

Check out Camelot in Davie.

P.S. Mill Creek is very nice, and very recent new construction. It is not in Davie, but in Cooper City, but quite close to Davie, and Cooper City is a very nice town too.

I also was going to mention Botaniko in Weston or Terra Ranches in Southwest Ranches (both built by Terra group), but they are $1.6M +

Forgot to mention The Landings in Weston. Similar to Weston Hills.

And in Weston Hills, besides Provence, these are other good areas to look at:
Victoria
Princeton
Retreat
Montclaire
Monterey
Hunters Point

Not in Weston or Davie but Hawks Landing in Plantation will have homes in that price range.

Also West Ridge, Highland Ranch Estates, Blackhawk Ranches in Davie.

I was going to mention Hawks Landing, but then decided against it. It's a beautiful development, but the mandatory club membership and very high monthly maintenance fees could be a turn off. Actually they were a turn off for some of my clients.

Based on your comparisons, it looks like you're looking for a community like one of the Windmill communities in Weston. but, the prices there are a little bit over your budget, so Davie seems to be your best choice.

I don't really love Hawk's Landing for other reasons. I don't like that it is bordered by Broward, Nob Hill, Hiatus and SR 84. You can hear traffic in many yards. I thought of it because the OP will find homes in the right price range. I like where I am in Plantation Acres but the OP wants gated.

That "dump hill" near Riverstone is one of the nicest parks in the county.

Wait until you experience the airplane noise in Long Lake Ranches... You will want to be further west. We looked at a lot of houses in Long Lake and skipped it due to the noise. Imagination Farms, Riverstone, Highland, Blackhawk or Weston. Lots of nice houses in the non-gated areas in Davie as well.

Should be noted that Imagination Farms, Highland, and Riverstone would all be well under your budget. For $1M - $1.2M - I think Blackhawk and Long Lake are your best bet. Most for your money. Compare that to some houses in Weston and see if the neighborhood/Weston is worth getting less house to live in Weston.
