How's the pricing of a decent rental property or house for a two or three bedroom unit? Is it outrageously expensive?

Yes, Las Olas is going to be a very expensive neighborhood renting or buying. It's not unheard of to find apartments for cheaper rent though. Most of the nice houses that we've looked at for rent there are anywhere from $3,500 ro $9,000 a month.

Default 10 Minutes from the downtown area

I have lived in Fort Lauderdale for many years and now have a home in the Riverland Area. A very private area, which many do not know about and can be found off of Davie Boulevard and East of State Road 7. Convenient to everything. It is about 20 minutes from the Beach. I work downtown and it takes me 10 minutes down Davie Boulevard. It is also conveniently located near 595 and the turnpike. This a wonderful family area with good neighbors, very safe and great schools. Stephen Foster Elem. an A school, New River Middle, a B school, and preschools in the same area. I love to ride my bicycle throughout the neighborhood. Not many cars. Kids love to skate board, and can play in this safe area. People love to walk their dogs. The City of Fort Lauderdale finished putting in new sewers. We have sidewalks and new streets, just beautiful. I brought up my two girls here. I will be retiring soon and will be selling my home and it is in the price area you mentioned.
Check out the Riverland Area.
