Pembroke Pines - Neighborhood Help!!!! (Weston, Silver Lake: houses, safe area, to buy)

Does anyone know ANYTHING about The Silver Lakes neighborhood (and subdivision The Enclave). I found a possible home to buy in Silver Lakes, subdivision The Enclave, which is gated. Silver Lakes itself is not gated but it is very large and has a wide range of houses in there. The other possible home is in the community Pembroke Falls. The one house in Pembroke Falls has only been on the market for a week and has had 3 offers, they want full price. The other house, in The Enclave, has been on the market since Sept but it started out priced really high. They lowered it in Jan and I am just surprised no one has snatched it up yet! That is what makes me question, is there something I am missing? Is it the area??? Looks nice to me.. But... Ya know. So really I am just looking for any information about those community and schools. The elementary school is Panther Run, which is A rated. PLEASE HELP! We would like to put in an offer but I am desperately seeking info first! Is it a nice/safe neighborhood???

hey there!
the city of pembroke pines itself is very well kept. safe area, and has so much to offer! i am familiar with communities. I can tell you that pebmroke falls has excellent security and a large updated and covinient recreational area for the entire family. it includes a nice size pool, tennis courts, a gym a toddler pool and playground and a ballroom. and again you would be amazed with the secirity. it has many subdivisions. now, as for silver lakes, my husband and i almost purchased a home there; this community is also safe and family oriented, just not as much. the downfall is that the homes are older. as fas as the schools- 95-98% of the schools in this city are great schools. hope it helps! anything other questions let me know

Thanks for the reply! I do not mind the older homes, in fact I like the older communities over the newer ones, they give me a more "homey" feel... After a little more reviewing, I think the home may be over priced still. I am just trying to think of resale! Wanted to make sure I wasn't going to a neighborhood that no one wanted to purchase in, even if the home is great! Ya know! I know Pembroke Falls is a nice and sought after neighborhood. I wanted to make sure Silver Lakes did not have a negative association I was aware of. So you definately don't think its a "stay away from" neighborhood?

I think Pembroke Falls is a great development. We looked very closely at it back in 2000 but decided to live in Weston instead.

Both Pembroke Falls and Savanna (Weston) were being built back then. I could see that ALL two-story homes in Pembroke Falls had the second floor built with plywood. While in Savanna, a good number of models were concrete all the way up. So we went with a 100% concrete house in Savanna.
