We are moving to the Cape Coral/Ft Myers area and we are from out of state. We found a beautiful home on a canal in the Hancock neighborhood. I thought I might have read that it had quite a bit of flooding when Irma ripped through, but other than that I don't know much. Kids are grown, so school district doesn't matter, like to walk, bike, boat, fish, eat out. We are in our early 50's. Tell me the good & the bad.

Cape Coral does not have a ghetto. Hancock area is much better than the worst parts of Ft Myers. with that said it is in the top two areas of cape coral that have the most crime. In general cape coral is safe so the crime is more theft related. It is probably the least desirable part of the city. Doesn't mean that it can't be nicer and safer from where others are coming from. Take a ride about 1 mile in each direction from the house at a couple different times of day if your ok with it then go for it. If it is a gulf access canal than that's a plus. location in relationship to amenities is very good.

If you buy on a canal make sure the sea wall is good and newer because a repair or replacement can cost you $50K or more.

Boy I hope its a good place, purchased a house on Shamrock Lake in Jan. Seemed quiet and mature neighborhood.
