Is it a good idea to buy condo in Pelican marsh- there are some areas like Arielle Dr and Erget walk and Clermont , that are priced around $300,000 plus,
but i don't see their prices coming down- the main reason i like that area is for its annual rental potential , but the taxes and HOA is almost $10,000/year.
Any other condos with similar rental potential to Pelican marsh

Pelican Marsh is a very nice upscale area. I can't comment on prices, I have no idea.

We just returned from Naples, did some looking @ real estate. We're not buying; no matter what they are saying..."it's a great time to buy!" It's not. That market hasn't bottomed yet. Set aside cash and be patient.

Well my opinion is that there are two sides of the coin
Pros of waiting - the prices might go down further
Cons of waiting- actually i agree that prices in Pelican marsh esp in the lower range of 300-400,000 have not fallen down in the last few months , but I think if one is looking for an area like Pelican marsh, i am not sure that the prices will fall a whole lot more, unless the seller is desperate to sell. With the stock market ( not the unemployment) not falling ,people are feeling less insecure and once recovery starts , the prices may start going up .
Any other views on whether to buy or wait

Pelican Marsh is a lovely community BUT I would not purchase a condo anywhere in Naples yet --- too many out there and yes, altho single family prices seem to stabilizing a bit, I think condos have a way to go. IMHO anyways.

I can't tell you how many times I was told "it's a great time to buy" 3 years ago or heard "the market has hit bottom" in 2007 & 2008. If someone needs to buy a home to live in for a long time, I think it might be a good time to buy, but there are way too many condos available in Naples right now. I agree with mytimenow.

even better, I have come across examples of very high net worth individuals who rent regardless

a large part of owning is bragging rights up north, status in neighbourhood, negative cultural predjudice against being a renter, all things that are mind games
