There's a home on Mansfield National golf course. The appraisal value is $260K. If you can get it for $200K, would it be a good deal. There's been a decline in the value of homes in this area due to foreclosures. Thoughts?

Is it the tax assessed value or the actual market value?

Your Realtor should be able to do a market analysis and let you know what it's worth, then you decide what it's worth to you and make an offer accordingly.

some guys hit 90 degrees from the tee--that is not always a guarantee of not being bombed in your yard

while that is true, at least the other majority still only go forward. and either way the guy who hit it at 90 or even 180 still has to go the same way as the majority.
