Maybe it will, though technically the Philly MSA/CSA connects to the NYC CSA by way way of Burlington County NJ already (exceeding 15% into a NYC with Mercer which is now above 25% - the Census did not make the connection because they determined the historical areas should remain sperate) but that would be an additinional 7.2 Million to NYC based on pure stats
Can you please provide us with evidence that the Office of Budget and Management made special considerations for Mercer County? The Census Bureau doesn't determine that kind of thing btw.
I think DFW or another Texas metro passing LA is more plausable than LA passing NYC
Agreed. NYC will always be #1. The battle is on for 2nd and 3rd place though. Los Angeles and Chicago growth have been slow. Especially compared to Houston and Dallas.
Side note: Chicago looks and acts larger than Los Angeles or Dallas & Houston IMO. Even if both Texas cities were to pass Chicago, Chicago's density is what sets it apart.
L.A. could have overtaken NYC in population, long ago, but they're stymied by power-hungry, anti-development, anti-density, selfish Nimby's: Not in My Back Yard!!
Silence the Nimby's and the Coastal Commission, and allow unrestrained mid-rise, high-rise development along the coast from Malibu to Laguna, and turn it into a Miami/Dade County type of place, and there's a couple more million people right there!
A developer, recently, proposed the first high rise (21 stories) to be built in Santa Monica since 1970, and? The Nimby's are screaming their lungs out!
Another developer recently proposed an 18-story high rise on Sunset Blvd, and the Hollywood Nimby's are having a royal fit! Another developer proposed a Manhattan type of high rise project for downtown Hollywood and the screams from the Nimby's can be heard as far away as Catalina Island! Gee whiz! Would the sight of a couple 50-story condo towers in Hollywood make the Hollywood Hills Nimby's put their houses up for sale?
And selfish Malibu! 24,000 people selfishly enjoying 25 miles of coastline and they ain't gonna share it with nobody but themselves! Try proposing even a 7 story condo building in that community, and see how far you get!
It doesn't take a rocket scientist to figure out why housing prices are so high in Califor-Nimbya!
