I’m not. That was still during the pandemic. 2021 the delta Variant was on a rampage and people were still leaving. There was a 5.3 percent drop in population. Almost a half a million people left and now it’s slowly get that population back. https://www.timeout.com/newyork/news...on-boom-010923

It’d very interesting looking at Bronx vs Manhattan or Cambridge vs Boston it’s quite obvious the narrative of well off professionals abandoning Northeast cities are overblown. Because the places that are mostly upper class professionals were much more stable than the areas that were much more working class.

People are also forgetting that immigration took a massive hit during these latest estimate periods. That is THE primary driver of growth for most of the major metro areas these days, but particularly in Northeast Corridor, what with steep losses in domestic migration and natural growth only breaking even, at best.

Bottom line: we need early 2010s immigration levels to return, or slow decline will ensue all across the Northeast for the foreseeable future.
