Not really surprised to see DC as number one. DC, post pandemic, while still somewhat expensive… it’s still pretty affordable compared to other similar cities. The median rent for a 1BR in DC is $2,370 whereas it’s $2,420 in LA… $2,700 in Boston… $3,000 in SF and $3,780 in NYC.

That said, interesting list. I can see Austin and Atlanta continuing to move up the list. They’re affordable areas with good access to high paying jobs.

The DC area’s ability to build housing has really helped. I remember it being as bad as Boston 10-12 years ago but now it’s solidly more affordable.

I think so. I saw online it looks like 97-98 is the consensus for when Gen Z started.

In that case, while I’d love to find that the city is retaining a good amount of the 22-25 crowd, Boston’s high spot on this ranking is probably mostly due to college students.

Probably Columbia too with USC. Syracuse and Madison, too. If anything, I’m surprised there aren’t more big college towns on the list.

D.C. has always been attractive to the 'just out of college' crowd with its many programs and jobs aimed at career starters. Then once people have spouses and start thinking 'family' the majority move away either into suburbia or somewhere else in the country.

Boston has always been super popular with recent college grads especially those who work in tech or medical science field so it’s high ranking on the list isn’t surprising. Similar to DC, the real question is how many are staying once they get the experience they need or do they leave to go to cheaper metro areas.

There are a lot of different opinions from different sources. The most popular one at the moment is Pew Research Center’s 1997 start date but that could change in the future since it was agreed upon before COVID and all the other events that have happened in the past few years. Plus it’s already changed a few times before. Generations are pretty subjective.

I'd be curious how many of Gen Zers moving to Columbia SC are college students. How many from other parts of SC, Fla, TX, NC, rest of south and north or elsewhere. Male / female, black / white, college educated / not.

I might look into it later, but maybe not. Anyone who knows more, I'd be interested in hearing more

A new, early version of a future Charlotte, Research Triangle, Nashville, Austin type metro?? Or different, remains leaser future?


Movers appear not influenced by the extremely high crime rates, in all zip codes of metro. Where are the safer pockets?
