You left out Arlington County, of which I don't have the 2020 numbers in front of me, but 2023 is above.
While Arlington is the most densely populated county in the U.S., it's population is about 235k which is well below the 500k threshold mentioned by the OP and therefore not listed here.

Arlington has always been expensive but I see it only getting worse. Washington Post published this yesterday. Who knew Amazon would have a hand in making Crystal City somewhere people actually want to live… lol.

Lol, no it’s not. Not even close. Can I ask what made you say this?
Looks like San Francisco and Manhattan (New York Co.) are the only counties to see outright declines in home prices over the past 3 years, although Philadelphia barely budged.
South Florida is exploding in cost right now.
Rochester and Akron are sleepers. I never hear about them but they're shooting upward.
Houston is really two markets- Inner Loop and Outer Loop.
Two different worlds.
Every city has pricy and non=pricy areas, even OKC. Houston is just more affordable than most major cities, especially compared to the coasts.
