Looking for a place that is not crowded, low crime, great schools and where you can get a nice 3,000 sq ft. house on at least 1/2 acre for under $500,000. Any suggestions?

Do you want a real place, or do you want something trendy? Because generally, a lack of crowding, low crime, good schools and affordable housing don't all occur together in "hot" locales.

Try looking in Upstate NY... Rochester, Syracuse, etc.

Yeah. I know. Not really looking for anything "trendy." Just curious if any place like this exists.

We like where we just moved to, in southcentral PA...we left the Metro DC area and wanted a much slower pace! I don't think we have "great" schools, but they're good, we have low crime, rush hour here is laughable compared to what we were used to, farms and orchards all around us, and great neighbors! Tons of housing under $500,000 here...I have 3/4 acre and paid less than half that, but my house is maybe 2300 square feet, not including the finished basement.
Far from trendy...slower pace...but good for us.

Western NY has many homes that fit your needs.
We have great schools here, good colleges, nice state parks, etc.

We have rural areas, smaller and bigger cities like Rochester and Buffalo, Syracuse, etc. We have many rural areas, woods, etc. We have the great lakes, Niagara Falls, Canada real close, etc.

I'm selling this house in a few years and it has a pool, 3 acres of land, fireplace, big 4 car garage, whole house generator, etc,etc......it will end up going for half of your budget.


I'm not advertising it here, because that would be wrong, and it is not for sale now anyway. I just wanted to show you an example of what you can easily get in the 200k range here......

500k would get you a mansion in western NY.

There are a lot of cities in the South where you should be able to find this, including Atlanta, Charlotte, and Columbia, SC.

Maja, you sound like you want something away from the big metropolitan population belts. The "BosWash" corridor - Boston/NYC/Philadelphia/Washington - is where all the "beehive" of activity is, but also the crime, exorbitant home prices, and hectic lifestyle.

Buffalo, Rochester, Syracuse (and parts of Pennsylvania) are not part of that world. They have more of the pace of life that Americans had back in the 20th century. Also I think that, whatever your personal politics and tastes, with some research you should be able to find a specific spot you would feel at home in. Upstate NY is very mixed in its landscapes and political views.
