What is an up and coming place to invest in land for the future?Preferably the states of VA,NC,SC&GA or other southern states such as TN and KY.We would like to buy land now and build later.Near water would be great(lake or ocean)Near things, stores and a moderate city city within 60 miles.

Far as NC since it the latest trendy spot to be I would say investing in Mountains, foothills, or Piedmont region or outer coastal region. I think Denver NC or Troutman NC would be good investment with higher appreciation within 10 years. Both are on left side of Lake Norman and once the right side of lake homes get maxed out the left side of lake will experience growth as it already is. Homes on right side are going for 500k to miliion on left side I seen 150k to 250k

That' so funny we are actually looking into Denver and Troutman NC(Mooresville has become to built up and we hope that doesn't happen with these towns)Thanks
Michigan may have cheap prices for land right now because of the weak economy. I read somewhere that houses in northern Michigan with 50 acres were not even selling at $200,000. Other areas that may have good prices for land in the south would be extreme northern Tennessee. A possiblity could be Pickett or Clay counties in Tennessee. These areas are quite rural, but their are also some lakes in the area. Also, these areas are not terribly far away from Nashville.
I am uncertain about troutman but I do know Denver and actually the whole county it is in Lincoln has very strict rules on development. They want to keep they small town feel . I wish I could think of the site that told me about history of that town lol but it mention how residents have been fighting to keep the city from becoming incorporated so with that in mind expect the properties to have septic systems and no trash service.
