Anyone familiar with Simpsonville and in particular Carson's Pond neighborhood?? Is Simpsonville nicer than living in Greer, Spartanberg and Greenville? Any areas around there that you could recommend? Price between 300,000-350,000 and about 1/2 acre or more land.

I live in Carson's Pond. We moved in about a year ago. We like it very much. Nice and quiet. Our requirements were a lott like yours and Carson's Pond fit the bill. Nice to have a lot bigger than a postage stamp.

You have to check out Bennett's Grove and South Brook! They are both built by Ryan Homes and on atleast 1/2 acre home sites. As a Greenville native, I must say Ryan builds the one of the best homes around and possibly the most reputable big builders in the upstate. I've worked with Andy and Aimee at Park Ridge in Simpsonville... they're great!

Thank you all for your replies. We go back and forth from moving to Fort Mill, SC or Greenville. Our family lives in Rutherfordton, NC and Greenville is a bit closer to them. Thanks!!

The homes in Carson's Pond were built by Ryan as well.

I have a friend selling a beautiful ranch plan in South Brook. The Lexington plan, and its about 2,800 sq. ft.

For 1/2 acres lots, you'll mostly have to look at a custom builder. Other than that, as some have already suggested, Ryan Homes is probably one of the very few big builders around this area that consistently provides that kind of acreage.

Note: Although I agree that Ryan is probably one of the best builders (even against some custom builders) in this area, some of their locations can be a little questioning. We moved here a year ago and recently started looking. After falling in love with a few models by Ryan, we couldn't get comfortable with paying $300K and having a trailer park across the street. In another instance, the lots were spectacular with the rolling hills and cul-de-sac landscapes, but we realized that we were out in the middle of nowhere (Travelers Rest, if anyone is interested). I think that was the only new subdivision within 5 square miles. Oh yeah, the new Wal-Mart was just down the street. I guess you could call that a plus.

Either way, you can find what you're looking for........its just gonna take a lot of looking. This area is being bought up so fast by just about every tract builder around, that getting a 1/2ac lot will eventually mean paying out the #*$&$.
