We have a neighbor who has had their townhome in FSBO for over two years, but there are two challenges with their listing... 1) It's priced on the high end for our neighborhood, 2) We live in a gated community, so there is virtually no drive-by traffic, except when lightning zaps our front gate. I can't imagine why anyone in a gated community would think that FSBO is a good way to sell a home.
Get an agent, you'll thank yourself later.
Think of it this way; buyers GENERALLY (not always, but generally) tend to use an agent to find homes. Agents generally use the MLS system to find homes for their buyers. If you want to be where the buyers are you need to be in the MLS which means you should list with an agent.
You can't sell emotion. It is very difficult to sell a cluttered house or a house with no curb appeal. It very difficult to sell a house that is overpriced unless there is something spectacular about the house that is not included in other houses in the same neighborhood. 3 bd 2 ba house with attached two car garage, basement, fenced yard and curb appeal will sell faster than 3/1, 2/1 or 1/1 with garage, basement, fenced yard and curb appeal. A large city lot, extra 1/2 bath, dishwasher, tons of storage, walk-in closets, fresh paint, new carpet or carpet allowance are all goodies that women want. If you want to sell a house don't create a man cave; the woman usually has the final word anyway.
You can list FSBO in MLS but it is expensive. If you FSBO plan for the expense of a real estate attorney to draw the contract and read the legals. Plus there are charges associated with Closing whether you do it in a laywers office, title company, bank, or your kitchen table.
In most states you can Close in 30 days after the contract is signed except federal loans. Look at 6-8 weeks to Close even with a pre-approval loan. It is customary in most states to give the sellers 30 days to move. Been there and did that several times.
I just used FSBO.com, but I did it just for the MLS listing ... Putting it on those sites without paying for the MLS listing just won't do it for you. Also make sure you price it "right". I did an appraisal before even listing, and I ended up selling exactly at the appraisal price. My house took about 8 days to sell, and I had 2 offers. See my house: Home Page
