Traditionally metal buildings are hotter in the summer and colder in the winter. I don't expect it too much different in a home. I would have the attic and home insulation checked before I invested in it. I personally would not buy a house with a metal roof.
The membrane roof if properly installed is very nice too.
All roofs leak at some time in the life of a house. I prefer the shingle because I can glance at my roof and see its condition long before it leaks.
We just had our roof replaced last year and were advised by the roofer not to get metal. He said it would attract more heat than a shingle roof. I would get a couple of opinions before deciding. As far as resale, I think it is personal preference. I have never been asked to find a home that had a metal roof, specifically. My home was built in the 80's so your situation may be different. I love the look but went with the shingles. Architectural should last around 30 years. We did add a garage and went with metal on that. Guess I will find out which one outlast the other if I am still here.
Our house was also built in the 80's. There's quite a few homes in downtown Easley that have the new metal roofs that caught our eye which is why we're considering it.
