Can anyone tell how we can find out closing costs with different lenders for comparison purpose? Also, I want to know how many % off we can keep an expectation from builder to reduce the prices from base price in this market?

This completely depends on the individual lender and the individual builder. Some builders won't give anything, some will cover it 100%. Lenders will have varying fees for everything. You just have to call each individual company you want to work with and ask.

I agree, it is lender specific and builder specific. It also depends on the location. Most national builders offer incentives especially if they are just starting out. They have already built in the buyer agent commission so you might consider hiring one to help you with that. The listing agent works for the seller so if you want someone to help on your side consider the buyers agent.
