Have you considered renting and apt or condo downtown until you become familiar with the area? There are lots of very modern places right in town with fast access to the Swamp Rabbit Trail for gorgeous long runs. It would also give you lots of time to sit back and watch the real estate market and wait till the perfect home pops up in an area you like; it seems to take a long time (like over a year) to discover all the hidden streets and neighborhoods when you move. If you like Mid Century Modern, there are a lot of ranch homes in the Carolinas to choose from, including the G-ville area.
