Greer. As far as me doing it on my own, I'm a very non-handywoman I guess the quotes I'm getting aren't high for the power washing but for the time to stain the porches. I don't have the time to do that.

Not sure how big your porch is but there is a really easy way to clean the porch without a pressure washer. Costco sells deck cleaner (so does Lowe's) that is basically just a 'spray on and leave it' cleaner. It takes a couple days and sometimes needs a second application, but it's basically put on via a normal garden pump sprayer (Lowe's also sells those for around $10). As far as staining, it seems like it will take a long time but it goes fast. Our deck is 14x25 and I've stained it every 2 years since we've had it built 7 years ago and it takes around 2 hours.
IMHO, pressure washing a deck is a great way to ruin a deck, or at least shorten it's life by a lot.
I lived in a rental for years where the landlord came out every year and power-washed her beloved deck. It just got rougher, weaker and less safe (boards breaking, creaking, nails popping out etc.) each time. The thing was trashed when we moved out.
