Anyone Had To Have Their Chimney Relined?? Need Some Help! (house, inspector)

We had an chimney inspection on a house we have under contract and the inspector found not only that the damper was not opening well, but that there are tiles that need to be repaired.

I know nothing about chimneys, so need some advice. Was told the cost to reline the chimney is about twice the price to repair the tiles, both expensive to do.

Can anyone tell me if they've had their chimney relined, or if they opted to have the damaged tiles replaced instead and what the cost of doing the job was and more important, who did the work and were you happy with the results.

The current fireplace is gas vented (originally was wood I was told) owners want to put in a ventless unit - I've been reading up on them and think the better choice would be to repair the vented unit that's there.

Can anyone give some info???
