just a thought

Hi all - i just picked up a SS listing with Wachovia holding the note. I have a couple freinds in Wachovia who came over from World in the merger but they don't have any clues for me on this. Any help and or advice would be much appreciated!

Hi! I'm a newbie to both Real Estate AND "blogging" etc. I have yet to close on any REO, short sale or foreclosure transactions although there is QUITE alot of it here in Northern NJ. I don't think I know how to use this "Social Group" page correctly either. It's not like a regular response to a blog post is it?

Was finally about to close on a short sale I've been working with for 6 months now. Owners decided to go short sale 3 months ago and vacate the house. 2 weeks before short sale approval, after waiting on the bank 2 months, the roof springs a leak causes water damage all over the place, and buyers inspector says the whole roof needs replacement. LOVELY! So now we have to deal with re-negotiating the already approved sales price as the buyer isn't going through with it now at that price.
Oh yeah, and I have to get the renegotiation complete in 7 days before the owners file CH7. Should be interesting, or 6 months worth of work is down the tubes.

Who else loves the punishment of working with these deals?

REO properties do often tend to be less hassle and work, and many time yield a better price than a short sale. All depends!

I have a short sale that has been going on since January. The mortgage is with Saxon. It has been a very difficult transaction!!! When it goes on that long lenders change there qualifications for buyers in the middle and you have to resubmit the loan. It has been a mess!!! REO properties are much easier typically
