I've noticed that the North End has had several homes/condos (with no hoa fees) sit on the market for 6 months, or even close to a year. Is this normal? These are homes around ~$400K.

OP is referring to the North End of Virginia Beach. Runs from about 32nd Street all the way up to Fort Story. The area has always been known as the North End. It's where the money is.

Several local cities have a north end. The OP should be more specific. I wouldn’t refer to tha area as the area where the money is.

Shouldn't have to be more specific in a Hampton Roads forum. The North End is iconic.

Since no one answered the question, either directly or indirectly, which is typical of this forum, I'll take a wild guess that there is either too much supply in Virginia Beach, no one around here can realistically afford $400,000 or people are choosing to rent apartments/lofts/condominiums instead or spend that type of money in other cities, like Chesapeake. There really is no clear answer to the OP's question but rather than argue about the details just say as much, unless there is an obvious answer and go from there. No wonder why people never start threads in this forum anymore.

A lot of people refuse to invest that type of money into RE around here because they don't know if they are going to stay here or if they really want to be here, myself included.

Not enough information to answer OPs question. Are the homes run down/need work? How big/small are they. $400k condo?? - probably less people in the market for that.

Lived in VAB the last 16 years and HR most of my life and never knew the North End means VAB only. That’s why I asked.
