The actual beach of Virginia Beach is so nice for a mainline, mainstream beach ... one of the best I’ve visited in that category honestly ... just amazed by the lack of inventory and investment in freestanding, beach/ocean front homes there ... I didn’t see hardly anything

... and the real estate listings are paltry ... and many of listings I see for freestanding homes are newer builds ...tell me y’all, what gives?!!!

I’m perplexed ... am I missing something ?!!

User, There's Virginia Beach beachfront properties @ the North End (above 40th Street), & Croatan and Sandbridge.
I plead ignorance about the term mainline beach tho..
Peace.

It seems that you "missed" the Chesapeake Bay section of VA Beach as well as the aforementioned Sandbridge, Croatan and the Northend. Most of the price points in these areas start at a million. There are also tons of waterfront neighborhoods on the Lynnhaven and it's tributaries, although not oceanfront there are some stunning waterfront homes pretty much in the middle of the city.

OP everything north and south of the resort strip is residential except where it's a military base, how much more homes do you want or are you lamenting the lack of Myrtle Beach style high rise condo's?

Ok VA Yankee ... didn’t venture too far beyond resort area and yes that is a huge contrast to Myrtle ... but I didn’t think those areas were technically Va. Beach ? They don’t show up in the listings under a Va. Beach search

Virginia Beach is quite large. If you're looking in the "resort area," then that's exactly what it is - resorts, hotels, shops, etc. But there's a LOT more coastline beyond the boardwalk area.

Well no one is leaving.

Seriously, the hospitality industry has completely taken over the part of the beach where people visit and once you get out to the actual detached housing there is no reason why you should even expect to see signs out there. Everything is a rental.

Even Oceanview in Norfolk there isn't a lot of inventory on the actual beach. There is inventory on the streets behind the beach. A lot of riff raff also on those streets but that the cost you pay for living in Norfolk.

As others have mentioned prices are high too. Even Oceanview you could pay upwards of mid six figures on the right property, and that isn't even on the beach itself.
