What's the difference in square foot value of finished below grade space (basement) versus finished above grade space (attic) in James City County?

It can depend on a few variables. Is the basement walk out ? Well lit ? Is the attic space on the second floor or third floor ?

Yes, basement is walk out. Single door, relatively well lit. A few windows in the back. About 1,400 sq. ft.

Attic is on the third floor. One window. Reasonably well lit also, About 800 sq. ft. Is also setup as a home theatre with 5.1 surround sound and projector connections in the ceiling.

Very few homes in this area have basements and even the few that do most are not finished so getting multi answers is going to be very difficult to this question because we just dont know

I have been trying to get actual adjustment figures from a few recent appraisals of homes with basements. There are more and more homes with basements in the Williamsburg area but not too many have closed recently. In the few that I have seen recently most valued it at the same value. Although when I spoke to a few appraisers each had a different opinion as to the value. I guess that's why they call an appraisal " An opinion of value"
