Anyone knows the rates of a decent architect to design a basic home plan and how the possible bids can affect it?
Would appreciate any experience shared.

I got plans, years ago, for a still yet to be built house on the Bigger Island, through Larry W. Garnett and Associates, they're on the net, you can get the plans for really cheap, have them stamped by a structural engineer, maybe modified slightly by an architect, save yourself a s#itload of money. The plans I have are for a very old style Hawaiian looking Plantation home, split pitch roof, plenty covered lanai. Gotta build that house one of these days.

what's the plan #? went to the website. omg! there's a lot to look at. if you, "gotta build that house one of these days", why not build it on my lot up at mauna loa estates? lol.

Don't have the plan #, but the house itself is around 1400 sf living area, total covered lanai around 500 sf. Believe some of this plan were built in Kona years ago. Try A.372.B/H on their site, this floorplan says oldtime Hawaii bigtime...And, with the detatched garage, you would know where to put those guests from Kailua!!!!!! WHAT A BONUS!!!!!!!!!!!!!!!!!!!!!!

Of the four listed, the second and fourth are names I have heard with positive reviews. The third is familiar, but I don't have any sources of feedback for that contact.

went back to that site. i think the plan is #L-372-BHA? pretty good looking with that enormous porch/lanai.

lesc from the other forum, gave me these suggestions: kenneth lahti and prenty dinmore who designed his home. also, try checking out the site that jungjohann suggested. there are many, many plans there.
